The final stage of an off-plan purchase: inspecting the unit, listing defects, settling the balance and receiving your title deed.

Handover is the finish line, and it deserves as much attention as signing.
The handover notice
When the building is complete the developer notifies you and sets out what is due: the final payment, any outstanding fees and the first service charge. Check the figures against your SPA.
Snagging
Before accepting the unit, inspect it carefully for defects: paintwork, tiling, doors and windows, plumbing, air conditioning, electrics and finishes. Many owners hire a professional snagging inspector. List every defect in writing and have the developer confirm it will be corrected.
Final payment and keys
You pay the balance and any handover fees, then receive the keys and access cards. Keep copies of everything. Do not accept the keys on the understanding that defects will be fixed later unless that is recorded in writing.
Title deed
After completion and payment, the title deed is issued in your name through the Dubai Land Department. Keep it safe; you will need it to sell, mortgage or manage the property.
After handover
Register for utilities, set up service charge payments with the owners association and, if renting out, arrange a property manager and tenancy contract.
